December 2010 Real Estate Sales in Arlington Show 50% Decrease in Foreclosures and Short Sale

December 2010 marked the end of the 2010 calendar year, wrapping up another year in real estate. This post will focus on December for the month, not a year-end review (which will be coming later). For the month, 206 properties sold, of which 4 were short sales and 10 were bank-owned, accounting for 6.8% nearly half of last December (12.7%).  The numbers overall for the county weren’t spectacular – days on the market increased by 11 to 67, and median sales price was down $20k (this does not account for seller concessions). However, many individual property types saw an increase in average net sale price, compared to December 2009.

North Arlington: $717,143 after 74 (range: $492,000 – $982,500)
South Arlington: $426,390 after 52 days (range: $194,000 – $732,000)

South Arlington: $200,942 after 47 days (range: $71,000 – $301,453)

South Arlington: $294,899 after 90 days (range: $157,189 – $478,000)
