It’s not often I see numbers and hesitate to post them, but I got that feeling when I pulled the market stats for March 2010 in 22201. The numbers are not a true picture because of the types of properties that sold in March. There were a total of 49 sales, but most of the condos were the older buildings so the values appear to be lower than some truly are. I stress the importance of acknowledging these are just AVERAGES, and not a true market picture.
1 Bedroom Condos
Average Net Sale Price: $331,909 after 32 days
Range: $239,000 – $381,500
1 Bedroom with Den Condos
Average Net Sale Price: $358,638 after 63 days
Range: $302,000 – $426,000
2 Bedroom Condos
Average Net Sale Price: $409,750 after 95 days
Range: $254,000 – $462,500
Single Family Homes
Average Net Sale Price: $870,468 after 100 days
Range: $486,625 – $1,498,000
Notes: there was only 1 townhouse in 22201 sold and therefore it was not used to represent an average. Also, very few of the newer buildings in 22201 had sales in March and therefore the values are lower for condos and represent market averages for the older buildings.

Don’t judge me; everyone will get a speeding ticket at least once in their lifetime. I happened to get one the week of Thanksgiving, but had my court date this morning! (I’m a very careful driver with clients in the car - ask my clients!)
I have to say, Arlington County Courthouse is one of the most efficient places i’ve seen. From parking, to paid fine, to leaving – I was done in 27 minutes. Here’s what happens:
You’ll go into the Courthouse through a metal detector – no cameras, cell phones, video cameras, etc. are permitted into the building. Leave them in the car or at home!
You’ll proceed up to your court room on the 3rd floor, and wait to be called up. There were several officers there going through their individual cases. Each officer goes their files in alphabetical order…builds the anticipation for your big courtroom debut. Once you’re called up, you enter your plea and then the rip of the band-aid - they tell you your fine! Don’t forget, whatever dollar amount the judge gives you will also have an additional admin fee.
By the time you go from the 3rd floor to the 2nd floor to the Traffic Division cashiers office, they’ll have already told them your fine. Just wait in line to hand over your credit card and you’re done. If you don’t have the money to pay your fine, you automatically get 15 days to pay your fine.
That’s it! I was in and out in 27 minutes this morning. The officer that gave me a ticket was the 3rd, and with a last name like “Rubinchuk” you know I had to wait! I hope YOU never have to know what this is like, but hope this helps if you do!

Time for the Arlington, VA 22201 (Courthouse, Clarendon, Lyon Park, Lyon Village) update for November 2009.
As a whole, the sales volume YTD is up 116%, number of units sold is up by 167%, and the days on the market are down 48%. I think much of this was attributed to the tax-credit and initial November 30th close date (especially in the lower price properties). Due to the high number of units sold, we’re at a VERY low level of inventory.

Day after Day, as new condo buildings are being built in the Washington D.C. Metro area and nearby Arlington, VA, I read new descriptions that say “cozy boutique condo building.” But what does a “boutique condo building” really mean? Here’s my personal (i.e. others may have other viewpoints) definition:
Dictionary.com defines ”boutique” as:
“1. a small shop or a small speciality department within a larger store
2. any small, exclusive business offering customized service
So how does that apply to real estate?
I tend to think of a Boutique building as a smaller building, with fewer than 100 units, under 5 floors. Sometimes they have a front desk, but often they don’t. They also usually have fewer amenities, as the feel/atmosphere of the building is much like a single-family home/personal residence; it tends to be a nice foyer/lobby and that’s it. Often times, this results in lower condo fees.
